Proposed Large-Scale Commercial Rezoning at 287 and Walnut Grove

A rezoning request has been filed that would allow large-scale commercial development directly adjacent to the Bridgewater Neighborhood. This request oversteps the guidelines in our City Comprehensive Plan and will greatly detriment our beautiful neighborhood.


This effort is not opposed to responsible growth that is consistent with the Midlothian Comprehensive Plan and Future Land Use Map implemented in 2024 by our City Officials. Our concern is the scale, intensity, and location of the proposed commercial zoning next to an established residential neighborhood.

Why Residents Are Concerned

  • Scale and Intensity - Commercial development at the scale enabled by this rezoning is significantly more intense than what is compatible with a residential neighborhood.
  • Traffic and Truck Deliveries - Frequent deliveries, early morning and late-night service activity, increased congestion near residential streets. 
  • Noise and Lighting - Extended operating hours, parking lot lighting, mechanical equipment, and loading operations can create continuous impacts on nearby homes.
  • Loss of Residential Transition - Zoning changes are permanent. Once commercial zoning is granted, future uses may be intensified beyond what residents expect today.

 


What the Midlothian 2045 Comprenhesive Plan Says

While part of the land is zoned commerical along 287, a majority of the land is currently zoned residential. The Midlothian 2045 Comprehensive Plan was adopted by the City in October 2024 after 18 months of work and anticipated that the future use of that land would remain residential. A change of this significance was not contemplated in the comprehensive plan.

No. Part of the land is already zoned commerical. This is a concern about scale and location. Rezoning the entire parcel of land contradicts the Midlothian Comprehensive Plan and Future Land Use Map.

Probably not. Unfortunately, this may be a long fight. The January 20th meeting is before the Midlothian Planning and Zoning Commission. They will determine whether to make a recommendation to City Counsel on the proposal. Either way, it will likely end up in front of City Council. Your voice is needed throughout the process! 


Yes! The City Ordinances set out guidelines for protesting requested rezoning. The voice of those within 200 feet of the land is particularly important, however, the City Planner is keeping record of all opposition to the development. 


We have information and belief that Walmart may be attempting to purchase the land to develop a Super Walmart. Regardless, large-scale commerical development across that area is inconsistent with our City Plan and our neighborhood's wellbeing.
